Swedish real estate investor Revelop has strengthened its presence in Greater Stockholm by acquiring three strategic healthcare-focused assets from Hemsö. This latest transaction showcases the company's targeted approach toward social infrastructure properties in high-growth suburban locations.
The portfolio comprises approximately 8,000 m² of lettable area across properties in Stuvsta Centrum, Ekerö Centrum, and Kallhäll Centrum, benefiting from excellent public transportation links. Anchored by healthcare providers including Praktikertjänst, Region Stockholm, and Kallhälls Nya Vårdcentral, the assets enjoy a robust 95% economic occupancy rate.
"The acquisition aligns with our strategy of investing in assets with significant potential in submarkets experiencing strong growth. All locations benefit from the expected population growth driven by residential development and major infrastructure projects, which increases demand for community services," says Thomas Sipos, CEO and Executive Partner at Revelop.
The healthcare centres, established in the buildings since their construction in the 1980s and 1990s, rank among the leading providers in their respective municipalities. Revelop plans to invest in premise upgrades to enhance appeal and create healthcare service clusters, while implementing comprehensive sustainability initiatives including EV charging stations, technological improvements, and BREEAM In-Use certification.
The deal represents part of Revelop's latest value-add fund activity, which has committed €360m and acquired 24 assets worth approximately €170m over the past year, reinforcing the company's position as an active investor generating returns through repositioning underperforming properties in Sweden's growth markets.
