Amidst soaring demand for specialised logistics facilities across the Benelux region, Realterm has secured a decade-long commitment for its strategic truck maintenance property in Oss, Netherlands.
The global transportation-advantaged logistics specialist announced yesterday that Van Tilburg-Bastianen, a prominent transportation solutions provider, has signed a 10-year lease agreement for the 2,472 m² facility situated on a 12,370 m² plot at Kanaalstraat 18. This prime industrial asset, boasting an impressive energy label A+ certification with EV-charging infrastructure, smart metering systems and LED lighting, represents a critical addition to Van Tilburg-Bastianen's network spanning the Netherlands, Germany and Poland.
The property's strategic placement in Oss offers exceptional connectivity advantages, enabling access to most Dutch destinations within a 90-minute journey via the country's extensive highway network. This logistical advantage, combined with rising investor interest in the specialised truck maintenance sector, which has seen cap rates compress by 75 basis points over the past 18 months, positions the asset as particularly valuable in today's competitive market.
"The Netherlands has seen robust demand for premier truck maintenance facilities and Realterm's focused expertise in transportation-advantaged assets positions us to strategically meet the growing sector's specialised needs," said Robin van der Sluis, Asset Manager, Benelux, Realterm. "Van Tilburg-Bastianen's commitment to Kanaalstraat 18 underscores both the facility's exceptional functionality and its prime location."
The transaction comes as the Dutch logistics market continues its remarkable resilience despite broader economic headwinds, with purpose-built maintenance facilities emerging as a niche but increasingly sought-after asset class offering attractive yield premiums compared to traditional warehouse investments. Industry analysts suggest this specialised segment could see an additional €150m in institutional investment throughout 2025.
