PATRIZIA adds 24 new Lidl stores across France, Italy and Spain to its €4bn food retail platform

PATRIZIA adds 24 new Lidl stores across France, Italy and Spain to its €4bn food retail platform

Augsburg, Germany: When markets turn uncertain, few things feel as safe as the weekly shop. PATRIZIA, the investment manager in real assets, has bought into that instinct with a portfolio of 24 newly developed Lidl food stores across France, Italy and Spain. The deal strengthens its European food retail business, which the company describes as a €4bn platform.

The portfolio comprises ten assets in Italy, eight in Spain and six in France, with approximately 50,000 m² of floor area in total. Every store is fully let to Lidl through its local operating companies in the three countries. The leases are long-duration and CPI-indexed, providing stable, inflation-linked income for PATRIZIA's clients and reflecting the defensive character of food retail.

The purchase builds on more than 20 years of PATRIZIA investment experience in European food retail and deepens its long-standing relationship with Lidl, while widening its footprint across Southern Europe. "Food retail continues to offer attractive investment opportunities where the underlying real estate and operator strength support durable income. The sector also benefits from long-term structural trends, including urbanisation and the need for well-located essential retail. This portfolio is a strong fit for our strategy, with high-quality assets across three important European markets. It also builds on PATRIZIA's long-standing expertise in the sector and further strengthens our European food retail platform." said Christie Wright, co-head of investment management at PATRIZIA.

PATRIZIA manages approximately €4.2bn of retail assets across Europe and says it continues to deploy capital selectively into opportunities backed by long-term structural trends, including urbanisation and evolving consumer needs. The company describes the purchase as part of continued selective capital deployment into resilient real estate sectors.

What the announcement leaves unsaid matters to investors and developers. The purchase price, yield, rents and remaining lease length are not disclosed, and "long-duration" is not defined. The €4bn figure refers to PATRIZIA's food retail platform rather than the price of this portfolio, so the deal's actual size is unclear. The stores are let to Lidl's local operating companies in each country, so covenant strength and any parent guarantees may differ by market. It is also unclear whether the CPI-indexed rents carry caps or floors. On the release's figures, the 24 stores average roughly 2,080 m² each, a calculation of ours, which suggests a standardised, repeatable format that developers could replicate.
