North Dublin resi development site goes on the market for €50m (IE)

Savills Ireland has announced the sale of a 27.4-acre site in Clongriffin, North County Dublin for €50m. The ‘Project Capital North’ site comes with full planning permission for 1,823 residential units, a 209-room hotel, incorporating 20 short-term let apartments, and 1,367 car parking spaces together with 22,728m² of commercial space providing office accommodation and retail space. According to Savills, all required infrastructure is in place for a developer to begin developing the site immediately.

Andrew Sherry, Divisional Director at Savills Ireland commented: “Everything is in place for a prospective buyer to commence construction immediately on what will be one of the largest residential developments in Ireland. The location of the site is ideal – it’s highly accessible – and there is an abundance of transport options within walking distance that will have you in Dublin city centre in less than 25 minutes – or Dublin Airport in 15 minutes. We expect there to be significant demand from developers and investors to acquire this site given the scale of the opportunity on offer.”

Clongriffin is an up-and-coming youthful community located on the Northern fringe of Dublin City. The development of Clongriffin was based on the master plan vision of Gannon Properties with a significant up-front investment in transport infrastructure together with community and recreational amenities in place today. The coastal area adjacent to Clongriffin is well known for its beaches with Portmarnock Beach and Burrow Beach within approximately 5 km.

The area caters for young families, professionals and outdoor enthusiasts with several schools, sports clubs, beaches and public parks in close proximity. Local schools include Saint Mary’s School for Girls, St. Fintan’s High School and St. Marnock’s National School. There are 3 golf clubs within the vicinity; Portmarnock Golf Club, St. Anne’s Golf Club and Sutton Golf Club, as well as GAA and rugby clubs. With all that is on offer, the site is ideally placed for residential development, offering proximity to Dublin City Centre combined with much sought-after seaside living.
