Nautical NDSM project completed in Amsterdam (NL)

Last week marked the completion of Nautical NDSM, a new urban block located on the iconic NDSM Wharf on the northern banks of the River IJ in Amsterdam. The project, developed by G&S&, part of VolkerWessels, consists of 268 apartments, an office building, commercial facilities, a courtyard garden and a parking garage. Altera Vastgoed NV (Altera) has acquired and will rent out 157 mid-rent apartments, 24 private sector rental apartments, 951m² of commercial space and 90 parking spaces.

Nautical NDSM offers residents a unique living experience thanks to its central locationand proximity to the Amsterdam Marina. Designed by Liesbeth van der Pol of architect group Dok architects, the complex takes its cue from the nautical atmosphere, matching the maritime environment and the rich history of the NDSM Wharf. Construction was undertaken by Kondor Wessels Amsterdam (also part of VolkerWessels).

The combined 181 rental properties range in size from 42m² to 125m². The project has a low EPC of 0.2 and includes 238 photovoltaic (PV) panels and a thermal energy storage system combined with district heating. Residents have access to a large communal roof garden on the roof of the car park (level +1).

The 157 mid-rent apartments meet the criteria set out under the City of Amsterdam’s “More Mid-Market Rental Homes Action Plan”. This plan aims to provide affordable rental housing for the group of tenants who do not qualify for social housing or have a household income that is not sufficient to be able to afford more expensive private-sector housing.

The entire project, which covers approximately 32,500m² of floor space, consists of 268 apartments, an office building, various commercial spaces, a collective courtyard, a multi-storey car park with 142 parking spaces and facilities for bicycle parking.

Altera CEO Jaap van der Bijl said: “The completion of our apartments in Nautical NDSM enables us to provide every target group with affordable mid-range rental sector housing at this central location in Amsterdam. These apartments are sustainable, so they are a great addition to our young and sustainable residential portfolio.

Diko Ruit, on behalf of G&S&, said: “The completion of Nautical NDSM marks an important step in the development of the NDSM Wharf. The combination of living, working and recreation at this spot on the river IJ makes Nautical NDSM a valuable addition to Amsterdam Noord.
