MunchenerHyp provides €141m for Berlin office deal (DE)

MunchenerHyp is providing a long-term loan of €141m to finance the purchase of EDGE Sudkreuz Berlin. The bank is serving as the sole underwriter. The financing is being provided for the Dusseldorf-based private equity investor COLCAP, which is also responsible for asset management.

 

The seven-storey office ensemble consisting of the "Carre" and "Solitar" office buildings was built based on a modular wood-hybrid construction method on a total leasable space of about 30,000m². The larger "Carre" building serves as the new German headquarters for the energy supplier Vattenfall.

 

The project received the DGNB Platinum award at this year’s Expo Real with a total compliance rate of 95.4%, the highest ever for a new construction project. In addition, the architecture received the DGNB Diamond award.

 

"The financing of EDGE Südkreuz Berlin is a prime example of our long-term strategy to accompany our customers to the greatest extent possible as the sole underwriter for large-volume core investments in Germany that have high sustainability standards," said Dr. Louis Hagen, CEO of MunchenerHyp.

In addition to the outstanding construction quality, the project features a very good strategic location next to the Sudkreuz railway station, as well as a long-term stable cash flow."
