Indurent signs 93,000 m² of leases in Q1 amid strong UK industrial demand

In a striking demonstration of the resilience of UK's industrial and logistics sector, Indurent has completed leasing transactions totalling approximately 93,000 m² in the first quarter of 2025. The robust performance includes significant deals for a combined 13,000 m² at Indurent Park Chippenham and Indurent Park Derby, highlighting continued strong demand for modern industrial workspace despite broader economic uncertainties.

 

The quarter saw 195 completed transactions, with 75 signed in February alone – marking a record month since the company's launch in July 2024. Of these transactions, 76% were new leases and renewals, while the remainder comprised rent reviews. The majority of deals (86%) involved urban multi-let industrial units under 930 m².

 

Notable transactions included Herman Miller, the leading interiors and furniture designer, agreeing terms for a 10,220 m² build-to-suit unit at Indurent Park Chippenham, scheduled for completion in early 2026. Meanwhile, plant and machinery company Sinoboom, based in the Netherlands, has secured a 2,565 m² unit at Indurent Park Derby.

 

"Despite continuing economic uncertainty, demand for modern I&L space remains robust across the key UK markets, particularly for mid-box and MLI assets. Based on the record enquiry levels we received in the first three months of the year, this positive leasing momentum looks set to continue," said Simon Ross, Head of Portfolio Management at Indurent. He added: "Businesses, particularly SMEs, not only want well-located, sustainable workspaces, they demand a frictionless experience and the ability to expand and contract as their circumstances change. Our continued investment in our tech-enabled operating platform and focus on customer service is helping to drive leasing activity and keep occupancy very high across a granular portfolio."

 

The company's tech-enabled operating platform, Indurent Hive, allows leasing and occupancy data for more than 2,000 businesses to be tracked and analysed dynamically. Enquiry tracking suggests strong performance will continue, with a monthly average of 705 leasing enquiries in Q1 2025 versus a 2024 monthly average of 542. With a development pipeline set to deliver approximately 278,700 m² of new urban and big-box logistics units in key UK locations in 2025, Indurent appears well-positioned to capitalise on the €15bn investment surge that analysts predict will target the UK logistics sector this year.
