Greykite and White Star transform Warsaw logistics site into Poland’s largest data centre

In a bold move reflecting the surging demand for digital infrastructure, Greykite and White Star Real Estate have successfully converted a former logistics facility in Warsaw into a state-of-the-art data centre, now known as Digital Ursus. This 20,000 m² facility, strategically located just 8 km from downtown Warsaw and 6 km from Chopin Airport, has secured a long-term lease with a leading global data centre operator.

The transformation includes a significant upgrade in power capacity, increasing from 18 MW to an anticipated 65 MW within the next year. This enhancement positions Digital Ursus as a critical node in Europe's expanding digital landscape.

“We are very pleased with the fast value creation that we have been able to showcase in our Digital Ursus data centre project – having signed a long-term lease with a top data centre operator, relocated multiple existing tenants, and increased the power to 65 MW, all within a period of six months. From the outset, we envisioned the Digital Ursus data centre conversion project with White Star as a platform for long-term, strategic investment in a sector benefiting from very compelling tailwinds. The early success of converting the Ursus property into a modern data centre hub represents a validation of that vision and a clear signal of our long-term commitment to digital infrastructure in Europe.”Michael Abel, Founder and CEO of Greykite.

“We are excited to be bringing this unique data centre conversion project forward with our partners at White Star, which highlights Greykite’s hands-on approach to driving value creation. The commitment of one of the key tenants from the data centre sector to the property confirms its new strategic significance for digital infrastructure development in the region.”Dan Valenzano, Senior Partner at Greykite.

“Digital Ursus is currently undergoing a dynamic transformation – from a traditional logistics park originally developed by White Star into an infrastructure-ready facility serving modern digital services. This success is the result of close cooperation between all parties and the project’s flexibility, allowing it to respond effectively to evolving market needs.”Dariusz Domański, Managing Partner at White Star Real Estate.

Poland's data centre market is experiencing rapid growth, with projections indicating a tripling of power resources by 2030. Warsaw, in particular, is anticipated to witness large-scale data centre construction activity, with IT load capacity expected to increase from 142.6 MW in 2023 to 348.3 MW by 2029.

The successful conversion of Digital Ursus not only exemplifies adaptive reuse of existing infrastructure but also underscores the strategic foresight of Greykite and White Star Real Estate in addressing the escalating demands of the digital economy.
