Duisburg: A former steel industry site that once symbolised the Ruhr's industrial decline has just changed hands again, this time as a fully let, solar-powered logistics park. GARBE Industrial and property developer BREMER Projektentwicklung have sold Multi-User Park Duisburg, an industrial park they jointly developed in the Meiderich district, to Redevco, a leading European investment and management company. The deal closed on 16 September 2026, with the parties agreeing not to disclose the selling price, notable chiefly for how quickly it came together, signed within a six-week exclusivity period.
The joint venture partners remediated the former 56,000 m² "Zeus" steel site and developed three buildings totalling nearly 29,500 m² of floor area, now predominantly leased to e-commerce occupiers. "The sale concludes the successful development of the industrial brownfield into a modern multi-user park. The fact that the transaction was signed within the six-week exclusivity period demonstrates, on the one hand, the significant interest in the property and the location's potential, and, on the other hand, the high level of professionalism shown by both parties in executing the transaction," said Peter Bartholomäus, CIO of GARBE Industrial.
For developers assessing similar brownfield opportunities across the Rhine-Ruhr region, the exclusivity timeline is the detail worth studying more closely than the buildings themselves. A six-week window from agreement to signing, on an undisclosed but clearly institutional-grade asset, signals just how sharply competitive bidding has become for logistics product in Germany's most established industrial corridor, particularly when that product carries genuine sustainability credentials rather than retrofitted compliance. The buildings run entirely on 6,380 photovoltaic modules generating 2.647 megawatts peak output, combined with heat pump heating and no fossil energy sources, with the scheme targeting DGNB Gold certification.
"We closely dovetailed development and construction during this project. Acting as both joint venture partner and general contractor, we were able to coordinate and implement decisions quickly and cost-effectively. This was a major advantage, especially for a multi-user project with varying usage requirements that was built on a complex brownfield site," said Bernd Jungholt, Managing Director of BREMER Project Development. The site benefits from direct access to the A59 motorway, with the Duisburg-Nord interchange onto the A42, which feeds into the major east-west A2 route, just a few hundred metres away.
"Multi-User Park Duisburg is a substantial addition to our German logistics portfolio as it strengthens our presence in the Rhine-Ruhr region, which is a major core market with long-term potential for us. We hope to undertake further joint projects with GARBE Industrial in the future," said Camila Malzkorn, Head of Transaction Management at Redevco. The joint venture was advised by GT Law, Colliers and HLB Stückmann on the transaction.
GARBE Industrial manages around 6.9 million m² of lettable area and a development pipeline of around 2 million m² across Germany and Europe, representing combined real and fund assets of approximately €10bn as at 30 June 2026.
