Dios sells 22 residential properties in Ostersund and Gavle with a leasable area of 26,000m2. The underlying property value is in line with the book value. The transaction is in line with the company’s portfolio strategy.
The divested properties consist of 90% residential, an annual rental value of c. €3m and an economic occupancy rate of 98%. The transaction takes place in corporate form with the usual deduction for deferred tax and will be reported in the second quarter of 2024. The buyer is Runnstaden.
“The divestment creates new conditions for us to focus our portfolio towards commercial properties, and especially office spaces, which is the segment where we see the strongest development and greatest potential in our business. At the same time, we strengthen our financial position. The divested properties are primarily residential properties and we are convinced that Runnstaden is the right company to further develop these,” said Annie Franzon, Head of Transactions, Dios.
