Bouwfonds has recently initiated a Dutch property fund - ABN AMRO BOUWFONDS VASTGOEDFONDS VI DISTRIFONDS I NEDERLAND CV - in which investors were invited to subscribe to equity participations starting 14 January 2002 until 1 February 2002. However, due to the overwhelming market response, the subscription closed ahead of schedule on 17 January 2002.
Distrifonds is the first unlisted Dutch property fund for private and institutional investors in a series of property funds to be launched by Bouwfonds over the coming years. The Netherlands Central Bank granted Distrifonds a temporary licence on 15 November 2001 to offer equity participations for a period up to six months. The placing of the Distrifonds participations has been arranged by ABN AMRO Bank.
The initiator, Bouwfonds Vastgoedfondsen Beheer BV, is a subsidiary of Bouwfonds Asset Management BV, whose scope is to acquire, structure and manage property investment portfolios.
Distrifonds will invest in high-quality modern logistical centres in the Moerdijk area. Because of its strategic location between the ports of Rotterdam and Antwerp and excellent connections by road, rail and water, Moerdijk is regarded as one of the best locations for logistical centres in the Netherlands. Distrifonds will acquire three properties with a total of around 44,800 m2 industrial space and around 3,800 m2 office space.
The main reason for investing in logistical centres is to generate an attractive cash flow during the fund´s lifespan. The objective of Distrifonds is to realize a cash flow with a high degree of stability and predictability. Accordingly, investors can expect a high return with a limited risk.
Distrifonds is projected to generate an average annual total return of around 11.6% per year over a period of 10 years. Distrifonds´s opening asset balance is € 28,355,000. Some 508 equity participations of € 25,000 each are available.
