The project-related development plan (B-Plan) for the "BlueGate" development by Blue Gate Aachen approved by the City of Aachen at the end of October, has
now been published. Consent for the demolition has also been granted, enabling the initial demolition work to start before the end of November 2016. The plans are for the €70m project to be completed by the end of 2018.
The "BlueGate" is a joint construction project by the development companies Merkur Development, from Russelsheim, and Aachen-based Bluestone Development. It comprises a complex of five buildings, with a gross external area of around 36,000m². The 10,300m² site on Zollamtstrasse directly adjoins Aachen's central railway station.
BlueGate will provide around 5,600m² for tenants in the retail, service, fitness and café/restaurant sectors, benefiting from the high footfall near the station. The project includes ca. 6,000m² of office space and a 160-room "3-star Plus" Holiday Inn Express Hotel.
The complex will also incorporate 300 student apartments, averaging 21m², to be operated by the Munich-based International Campus AG. The around 220 underground car spaces on the site will be managed by APAG Aachener Parkhaus GmbH. A cycle station for 400 bikes is included in the project.
