Exemplar in conjunction with AshbyCapital and The Bedford Estates have completed The Avenue, their office and retail building on the corner of Bedford Avenue and Tottenham Court Road in London’s West End.
Spread over seven floors, The Avenue provides 71,000 m² of office space and 14,000 m² of retail space. It is located 100m from the entrance to the newly refurbished Tottenham Court Road station and is set to benefit not only from the additional transport connections offered by Crossrail, but also the significant wider regeneration of the area, including the €46.3m West End Project which is now underway. This includes the creation of a new car-free boulevard down Tottenham Court Road, wider footpaths, a new pocket park directly outside The Avenue, and a new park immediately behind Tottenham Court Road at Alfred Place.
The building is designed by RIBA Stirling Prize nominated architects, Bennetts Associates, and its façade features a contemporary art installation by Lilah Fowler. The main contractor was Mace. The Avenue has a BREEAM environmental and sustainability rating of ‘Excellent’ and floors 4-7 include roof terraces with impressive London views of the iconic British Museum and beyond.
The top three floors of The Avenue have already been let to global travel technology company Skyscanner. The 24,000 m² letting demonstrates the growing popularity of Tottenham Court Road as a base for technology and media businesses.
Following the letting to Skyscanner, 47,000 m² remains at the building, set over four contiguous floors, which is being marketed by joint agents CBRE and Savills. Agents for the retail are CBRE and Nash Bond.
