Kajima Partnerships, a social impact investor and developer, and Bartra, one of Ireland’s leading real estate developers, have successfully completed a 258-home development in Dublin, Ireland. The €100m scheme was funded through Allied Irish Bank’s green finance loan.
Located in Belmayne, a northern Dublin suburb near Northern Cross in the north fringe business district, O’Neill Court consists of a mix of one-, two-, and three-bed homes, all designed to the highest standards. Residents benefit from premium amenities, including a fully equipped gym, media room, workstations, parcel reception, concierge, and relaxation area.
The development was constructed by John Sisk & Son and designed by McCrossan O’Rourke Manning Architects. It comprises three buildings of up to seven storeys, arranged around two podium gardens featuring landscaped green spaces with recreational areas and dedicated play zones for children. The scheme also includes 400 bicycle spaces and electric vehicle-compatible parking.
O’Neill Court is set to achieve EU Taxonomy certification for sustainability, including LEED Gold Standard (Leadership in Energy and Environmental Design, U.S. Building Council) and WiredScore certification, ensuring tech-readiness. The development incorporates modern construction methods to reduce its carbon footprint and waste, such as precast concrete twin walls, volumetric bathroom pods, and Building Information Modelling (BIM) for streamlined design and manufacturing processes.
With housing supply in Ireland struggling to meet demand, data from the Central Statistics Office indicates that the number of new homes built last year fell to just over 30,000. O’Neill Court reflects Kajima Partnerships’ ongoing efforts to bridge this gap. In addition to this project, Kajima was a key player in the TORC Housing Partnership, which delivered Bundle 2 of the Irish Government’s Social Housing PPP Programme—comprising 465 sustainable units across developments in Cork, Kildare, Clare, Galway, Waterford, and Roscommon.
