A boutique logistics park catering to small and medium-sized enterprises (SMEs) is taking shape near Poznań, as ILD and AXI IMMO unveil UrbanBox Park Komorniki—a new-generation warehouse hub offering fully owned, scalable space starting from just 167 m².

 

Strategically positioned minutes from the A2 motorway and S5/S11 expressways, UrbanBox Park Komorniki is designed to serve the operational needs of growing businesses while also delivering long-term value to real estate investors. The first eight ready-to-operate units will be handed over by late June 2025. The park will eventually comprise 24 modern, customisable modules—each available for outright ownership, a feature rarely found in Poland’s warehouse sector.

Each unit is built with high-grade materials and features a 5-tonne/m² dust-free floor, 0-level electric gate, insulated roofing, and natural daylighting via skylights. This ensures not only operational efficiency but also improved working conditions for staff. The combination of durability, flexibility and ownership control positions the park as a compelling solution for SMEs in manufacturing, e-commerce, and service logistics.

 

“UrbanBox Park Komorniki stands out from traditional SBU (Small Business Unit) projects available on the Polish market.
