Luxury Asian tea brand TWG Tea has taken a prestigious corner unit on London’s Oxford Street as part of its continued UK expansion. Represented by Newmark, the brand’s second London location occupies 318 m² across the ground floor and basement at 413 Oxford Street, directly opposite the iconic Selfridges.
Positioned at the high-footfall junction of Oxford Street and Duke Street, this area is increasingly shifting toward premium global brands, reflecting a broader retail transformation. The 15-year lease deal signals renewed investor confidence in the West End as luxury and experiential tenants return to anchor the capital’s retail scene.

The new store will continue the brand’s focus on immersive retail, creating a refined and story-driven customer experience that appeals to both local and international audiences.
The transaction highlights how luxury brands are driving a resurgence on Oxford Street, traditionally dominated by mid-market chains, with demand growing for prime, experience-led spaces that reflect strong brand heritage and customer engagement.
Savills, led by Mark Nash, Co-Head Central London Retail, F&B and Leisure, and Callum White, Associate Director, acted as the leasing agent. The landmark lease reflects confidence not only in TWG Tea’s global retail ambitions but in Oxford Street’s long-term role as a magnet for luxury tenants seeking flagship opportunities in resilient, high-visibility locations.
