Topping out at Arkońska Business Park in Gdansk (PL)

On April 24, 2009 a topping out ceremony was held on the three office buildings that are being accomplished within phase II of Arkonska Business Park, a project located on Arkonska Street in Gdansk, Poland. The developer is a Gdansk based company - Torus sp. z o.o.

"With no doubt Arkonska Business Park is the highest quality office project currently available in Gdansk. The high standard of finishes, advanced technical solutions and moreover attractive fee level and office modules available from 200 m² are the key assets of this office park," says Magdalena Renska from the Gdansk office of Jones Lang LaSalle.

"The commercialization of the buildings within phase II is taking place at this moment," says Michal Ptaszynski, Real Estate Director at Torus. "In January 2009 we concluded a lease agreement for 2,300 m²; the remaining space is under advanced negotiations. During recent months the office market has become a difficult and very demanding sector for developers. Nevertheless construction works are proceeding according to the schedule. We have also secured financing for the whole Arkonska Business Park investment. First tenants will move into the phase II in December 2009."

The 'shell and core' contractor is Bauhaus company, and the architectural design was prepared by a Warsaw architectural company APA Wojciechowski. Jones Lang LaSalle is an exclusive commercialization advisor.

Phase II consists of three buildings – two with six and one with five stories – offering in total 18,625 m² of lettable area. Each story was designed as an open space plan which allows for effective arrangements of area in accordance with the tenant's requirements. Numerous glazed partitions provide excellent daylight access to every work station. Additionally, the buildings have two underground car park stories.

Those A-class offices are equipped with the most modern technical solutions including inter alias UPS central with power generators, air conditioning system, electrical system of fire detection with smoke detectors, security systems (access control, monitoring cameras, break-in detector system), 6-category structural cabling and computerized building management system (BMS).

The Arkonska Business Park complex combines timeless architecture, style and functionality. Detail care, excellent selection of material and finished as well as advanced technology characterize the complex. Buildings' elevations are covered with glass, aluminium and clinker bricks which creates an image associated with the most representative office buildings.

Phase I (buildings A1 and A2; approx. 11,250 m² of lettable area) was developed between 2007 and 2008. Key tenants include GE Money Bank, First Data Global Services, BZ WBK, Deloitte, IBM, Mercor, BPH.
