Time Out Market's London flagship to open at historic Piccadilly Circus site in 2028

Nearly six decades after it was born in London, Time Out is coming home. The company has confirmed plans for Time Out Market London, its first ever London venue and new global flagship, set to open at 55 Regent Street in the first half of 2028.

 

The three-floor venue will span approximately 2,453 m² at the gateway of Regent Street, Piccadilly and Piccadilly Circus, one of the most tightly held addresses in the West End. The building carries its own story: constructed in 1925 for the Swan & Edgar department store and more recently home to Tower Records, the Grade II-listed property is being brought back to life as part of The Crown Estate's wider regeneration of 10 Piccadilly.

 

Curated by Time Out's local editorial team, the Market will bring together a selection of London's restaurants, bars and food businesses alongside a year-round programme of cultural events. The scheme is expected to create around 130 local jobs, with sustainability built into the design through energy-efficient building systems, food waste reduction and local sourcing.

 

For investors and developers watching the West End, the deal is a reminder of how far the leasing playbook has shifted. Curated, multi-operator food halls such as Time Out Market are increasingly treated by institutional landlords as anchor uses in their own right, valued for the footfall, dwell time and turnover-linked income they generate, at a time when single-tenant retail anchors are harder to underwrite with confidence. The Crown Estate's decision to hand such a prominent Regent Street building to this model says as much about where prime central London leasing strategy is heading as it does about Time Out's own ambitions.

 

Chris Ohlund, chief executive of Time Out Group plc, called the partnership with The Crown Estate "one of the most significant milestones in Time Out's nearly 60-year history", adding that bringing the Market concept home to London is "both a celebration of where we began and a statement of where we are going." Charles Owen, head of Regent Street at The Crown Estate, said the scheme "reflects the area's continued appeal to innovative international brands" and forms part of a "long-term commitment to investing in Regent Street."

 

Time Out Market's story began in Lisbon in 2014, and the concept has since spread to cities including New York, Dubai, Cape Town, Osaka, Budapest and Vancouver, taking the total to 13 Markets across four continents. London's flagship, the company says, will now set the blueprint for the next generation of Time Out Markets worldwide.
