A bold new landmark is taking shape just 30 minutes south of Stockholm. Nordic Hotels & Resorts, in collaboration with Winn Hotel Group and Stadsrum Fastigheter, is preparing to unveil The Dock Urban Hotel & Spa in November 2025, a €70m investment designed to redefine Södertälje’s hospitality and real estate landscape.
With 183 rooms spread across 14 floors, the 12,000 m² waterfront property draws inspiration from Södertälje’s canal trade and industrial legacy, merging history with modern luxury. Strategically located at the city’s new marina, The Dock is set to become a magnet for both leisure travellers and business professionals, featuring a sky bar, spa, cinema lounge, 1,400 m² wellness centre and 120 m² seaside gym.
“The ambition is for this growing city to have a brand new landmark that really brings the world together, in everything from culinary inspiration to activities,” said Henrik Berghult, Chief Operating Officer at Nordic Hotels & Resorts.
For developers and institutional investors, The Dock signals a wider urban shift: Södertälje is emerging as a new hospitality frontier with strong transport links, untapped tourism potential and substantial public investment in city centre regeneration. With the Nordic travel market rebounding, hotel performance in secondary cities is proving more resilient, creating a prime entry point for long-term value growth.
At the heart of the hotel’s experience-driven design is Jackie’s, an all-day restaurant fusing global flavours, and Birds Eye, a rooftop cocktail bar offering panoramic views of Lake Mälaren. The conference zone, The Dock Back Stage, will cater to corporate clients with flexible event space and a private cinema.
“We don’t believe in separating work from lifestyle—we believe in enhancing both,” added Anders Junger, CEO of Winn Hotel Group. “The Dock is a place where you work with a panoramic view of the water, toast with friends during the golden hour, take a dip in the middle of the week, and fall asleep in an armchair instead of in front of a screen.”
With its opening in November 2025 and full completion by June 2026, The Dock positions Södertälje on the international hotel map, attracting developers, operators, and ESG-conscious investors seeking exposure in Nordic tier-two growth zones.
