A new AI-powered tool launched by UK-based proptech company SafeGuest is helping Airbnb hosts and short-let property managers across Europe stop problem guests before they arrive — and it's completely free. The Guest Risk Assessment Tool uses biometric checks, behavioural data and stay history to instantly flag high-risk bookings and integrates seamlessly with major platforms such as Guesty and Hostfully.

 

The platform’s real-time scoring system - Green, Yellow or Red - gives hosts an immediate, data-driven decision point, bypassing guesswork and preventing last-minute disputes. This is especially critical as city authorities and investors grow increasingly concerned about the reputational and financial risks posed by unverified short-term rentals.

 

“For too long, hosts have had to cross their fingers and hope for the best,” said Harry Birks, Founder of SafeGuest. “We’re changing that. Now, any host can know within seconds whether a booking looks safe, and we’ve made it completely free.”

 

Built on a database of over 100,000 guest verifications across the UK, Europe, the US and the Middle East, SafeGuest’s system validates identity, checks payment security, and offers two options for damage coverage: a refundable deposit or a non-refundable waiver offering up to €295 in accidental damage protection, instantly and with no post-checkout friction.
