Frankfurt, Germany: While investors chase big-box logistics around Germany's major hubs, a quieter deal in the Rhine-Main region shows steady demand for mid-sized, flexible warehouse space. REALOGIS, Germany's leading consultancy for industrial and logistics property, has brokered the letting of around 4,000 m² in a business park in Gensingen on behalf of PUTSCH Immobilien GmbH of Stuttgart.
The tenant is a regionally operating logistics company, which will use the space at Alexander-Bretz-Straße 2-6 mainly to store packaged foodstuffs. Food storage is a resilient, needs-driven use, and it points to the kind of occupier that keeps multi-let business parks full when larger speculative logistics demand slows.
The park covers roughly 100,000 m², with around 52,000 m² of lettable area. Its position in the Rhine-Main region gives quick access to the A61 via the B41 and B50 federal roads. The Nahetal motorway junction, a few kilometres away, links directly to the A60, connecting the site to Rhine-Main and to Germany's western and south-western economic regions.
What the announcement does not say is as telling as what it does. Rent, lease length and the tenant's name are all undisclosed. For investors and developers, the useful signal is the profile of the deal: a regional operator taking mid-sized space just outside the core Frankfurt market suggests occupiers are looking at well-connected secondary locations for storage and distribution. That is worth watching for anyone weighing where to place or acquire multi-let logistics stock in Germany.
