Phase 1 of De Zaanse Helden resi project delivered (NL)

Altera Vastgoed NV (Altera) has taken delivery from Stebru of the first residential units in Phase 1 of the project De Zaanse Helden.

The delivery encompasses the first 231 private sector rental homes and 185 parking spaces across three of the buildings that make up De Zaanse Helden. These two-room or three-room apartments have a surface area of 66m² to 108m², in addition to an ample terrace or balcony.

The entire project consists of ten residential buildings with 607 residential units (private sector rental, social rental and owner-occupied) and a commercial space, developed by Stebru and Focus on Impact. In Phase 2, Altera will take delivery of a further 125 private sector rental homes and 106 parking spaces.

The project has a low EPC of 0.2 and includes photovoltaic (PV) panels and a thermal energy storage system. Residents have access to a large communal garden on the roof of the car park (level +1). This communal, nature-inclusive rooftop garden, designed by LOLA Landscape Architects and Deltavormgroep, will ensure social cohesion and provide a sense of connection between the adjacent Molenpark, the buildings of De Zaanse Helden and the neighbouring Burano complex. It will be a place where the city and the natural world come together, where residents and neighbours meet.

Erwin Wessels, CIO of Altera, said: “The sustainable homes of De Zaanse Helden are well-suited to families, senior citizens and first-time buyers alike. The outstanding location, right next to Amsterdam, not only makes this a future-proof residential product but also a great fit for our sustainable, young residential portfolio.

Robert Steenbrugge, Managing Director of Stebru, said: “The variety in unit sizes opens opportunities on the Zaandam housing market for families, senior citizens, first-time buyers and people moving up the housing ladder. Thanks in part to the trust of Altera Vastgoed, De Zaanse Helden will further the Municipality of Zaandam’s objectives, both social and sustainable.

Wooove is handling the leasing of the project and Schep Vastgoedmanagement will take care of property management on behalf of Altera.
