Periskop Poland Sells 1.6 ha Residential Site in Warsaw, Launches Second Land Development Fund

 

Periskop Poland has successfully completed the sale of a 1.6-hectare residential development site in Warsaw, reinforcing its strategic investment approach in the Polish real estate market. Following this milestone, the company is launching its second land development fund to capitalise on Poland’s robust demand for residential and mixed-use developments.

 

Situated in Białołęka, one of Warsaw’s fastest-growing residential districts, the disposed asset benefits from strong connectivity to the city centre and well-established infrastructure. Periskop Poland initially acquired the site in August 2022 through its first land development fund, established in 2021. The plot has now been sold to a European project developer, delivering a double-digit internal rate of return (IRR) for investors.

 

“The successful sale underlines the sustained demand for prime residential development sites in Poland,” said Monika Murawska, Managing Partner at Periskop Poland. “With a robust pipeline and a compelling investment strategy, we are now introducing our second land development fund to further capitalise on opportunities in key urban markets.

 

New Fund Targets Strategic Growth Markets

Periskop Land Development Fund II (Poland) will focus on acquiring large plots of land without existing building permits in high-growth university cities, including Warsaw, Wroclaw, Krakow, Poznan, and the Tri-City region (Gdansk-Gdynia-Sopot). The fund aims to facilitate the development of residential housing, student accommodation, and logistics facilities for small businesses.

 

With a target volume of €70m and a planned investment horizon of five years, the fund is positioned to address the evolving demand for modern, well-located real estate across Poland’s key urban centres.
