PATRIZIA Immobilien AG has acquired a nursing home in Brandenburg an der Havel. The building will be completed in 2015 and has places for 128 residents over a total floor space of 5,100 m². Construction will begin shortly. The property was acquired directly from the project developer, Toepel Bauunternehmung GmbH. The institution will be operated by the experienced AlexA Group.
The purchase was made for a specialized real estate fund focusing on care properties. “With this acquisition, we are taking investment opportunities in a region for which we have identified a considerable increase in the number of care recipients up to 2030,” explained Johannes Altmayr, Head of Acquisitions at PATRIZIA. In the care sector, PATRIZIA thus manages real estate assets worth around EUR 250 million.
PATRIZIA revealed investment opportunities last year in a highly regarded study of the market for care properties. Today, approximately 2.5 million people in Germany depend on care services, around 30% of whom live in nursing homes. Approximately two thirds of care recipients living at home are cared and provided for by relatives, the rest by outpatient services. By 2030, the proportion of care recipients in the total population will almost double from 5% to 9%.
