A large Austrian stocklisted property company operating in Central, Eastern and South-eastern Europe, has purchased the 6,000 m2 Optima "A" Center office building.
Optima "A" Office Building is located in the 13th district of Budapest on the Váci út business coridoor, one of Budapest's most popular office sub-markets.
The location provides excellent access to main city roads and there is a metro station within 500 metres of the property. In addition to Duna Plaza Shopping Centre and a Tesco hypermarket, a number of further office buildings are located nearby.
The building, completed in early-2004, has a total lettable office area of approximately 5,750 m2 plus 189 m2 of storage space in addition to 67 underground and 40 surface car parking spaces.
The building is fully leased with the principal tenants in the building being Zepter International and Pepsi Americas and other occupiers including Kone and Duna Pro.
DTZ Hungary acted as sole selling agents of the building on behalf of the former owner, Tesco (and also leased and manages the building). Chris Naylor, Managing Director of DTZ Hungary said "This transaction represents excellent value for both the purchaser and the seller of the property. Optima A Office Building is a superbly constructed building situated in an excellent location which led to its 100% letting status shortly after completion to principally two substantial tenants."
