Nrep, the real estate investment arm of Urban Partners, has entered into a strategic partnership with Swedish care home developer Sehlhall Fastigheter. Through its NSF V fund, Nrep aims to invest €700m to develop at least 40 new care home facilities across Sweden over the next five years, addressing the country's pressing need for modern elderly care infrastructure.
The initiative responds to Sweden's rapidly ageing population, with an estimated demand for approximately 3,000 new care home units annually. Many existing facilities are outdated, necessitating significant modernisation. This partnership seeks to bridge the gap by delivering state-of-the-art care homes designed with the well-being of residents, families, and staff in mind.
“We are entering into this venture with Sehlhall as a long-term and active partner,” said Rune Kock, CEO of Nrep. “Both of our organisations share a clear commitment to strengthening Sweden’s social infrastructure – an increasingly vital mission in the face of today’s welfare challenges.”
This collaboration marks a new phase for Sehlhall, transitioning from a development-focused company to a long-term owner and manager of care home properties. The capital injection from Nrep will enable Sehlhall to scale its operations and build a substantial portfolio for long-term management. Nrep's extensive experience in developing, owning, and managing social infrastructure across the Nordics complements Sehlhall's agility and expertise in the senior living sector.

As part of the partnership, Nrep will become the majority owner of Sehlhall over time. To support the company's continued growth and long-term objectives, Sehlhall's board, chaired by former Swedish Finance Minister Anders Borg, will be strengthened with representatives from Nrep. Other co-owners include founders Dan T. Sehlberg and Petter Hallenberg, alongside Stena Fastigheter, Carl-Henric Svanberg, Ulf Adelsohn, Thord Wilkne, and Johan Andersson.
