Nido Living has signed a deal to acquire the Iberian student accommodation portfolio of Livensa Living from Brookfield Asset Management, in a landmark €1.2bn transaction. The acquisition adds approximately 9,000 beds across 22 schemes in Spain and Portugal, accelerating Nido’s pan-European growth ambitions and bringing its portfolio to over 13,000 beds.
Backed by CPP Investments, Nido also secured a €700m debt financing package led by Crédit Agricole CIB as sole bookrunner, reflecting robust lender confidence in Nido’s vertically integrated model. The deal marks a significant stride towards Nido’s goal of operating 25,000 beds by 2031.
“This acquisition marks a significant step forward for Nido, reflecting the scale of backing for us from our shareholder CPP Investments as well as a debt finance provider,” said Carlo Matta, CEO of Nido Living. “We look forward to taking ownership of the Livensa portfolio and welcoming their talented team into our organisation.”

The deal illustrates the increasing appetite for institutional-quality student accommodation in Europe, with debt markets showing resilience despite macroeconomic pressures.

Investors should note the portfolio’s estimated 150,000?m² footprint in high-demand university locations, presenting strong potential for future asset enhancement, redevelopment or ESG-led repositioning.
The transaction, expected to complete in Q4 2025, was advised by J.P. Morgan Securities as sole financial advisor, with Clifford Chance, Savills, KPMG, and AlixPartners advising on legal, property, tax and transaction matters respectively.
