NEINVER has commenced the €3m renovation of Las Rozas The Style Outlets, a landmark retail destination northwest of Madrid. The centre, owned by Neptune, a joint venture between NEINVER and TIAA, Nuveen's parent company, will undergo comprehensive interior and exterior upgrades while remaining fully operational until the project's completion this summer.
The refurbishment, designed by Banús Arquitectura, will modernise Spain's first outlet centre with lighter flooring, wood-finished ceilings and enhanced storefront aesthetics. A highlight of the renovation includes transforming the central plaza into an urban greenhouse featuring a towering tree surrounded by greenery, creating a natural sanctuary for visitors.
Accessibility improvements include extending the main plaza to accommodate a new entrance, while fresh amenities will feature a dedicated F&B area and coworking space tailored to contemporary hybrid lifestyles. The façade will receive a contemporary makeover, alongside widened pavements, new terraces and additional rest areas to enhance visitor comfort.
Sustainability stands at the core of the project with the introduction of a rainwater recovery system for irrigation, upgraded energy monitoring controls and low-energy heat pumps at entrances to reduce carbon emissions. These initiatives align with NEINVER's broader environmental commitments across its portfolio.
Las Rozas The Style Outlets has strengthened its retail mix with expanded stores from major sportswear brands including Puma, Skechers and Adidas in late 2024. The centre currently houses over 40 brands, with footwear retailer Munich set to triple its space and several new arrivals expected to enhance the women's fashion and F&B offerings following completion of the refurbishment.
