Invel and YellowSquare expand hybrid hospitality platform to 3,300 beds across Italy

Milan, Italy: A joint venture launched just twenty months ago has just taken its biggest leap yet, and the numbers behind it suggest Italy's gateway cities are running short of exactly the kind of flexible, community-driven accommodation this platform is built to supply. Invel Real Estate and YellowSquare have completed acquisitions in Bologna, Milan and Venice worth a combined €75m, joined by a landmark long-term lease in Naples, taking the YellowSquare platform to approximately 3,300 beds across six Italian and Greek cities.

The four new assets each carry their own story of urban transformation. In Bologna, works have begun at Via Montebello on 5,000 m² of mixed-use space due by the end of 2027, combining accommodation with co-working, staff housing and food and beverage space in one of Italy's most vibrant university cities. In Milan, a 6,000 m² asset on Via Melchiorre Gioia is expected to open in 2028, addressing what the companies describe as demand for design-led flexible accommodation that continues to outpace supply in Italy's largest urban market. In Venice Marghera, Invel has acquired the former Officine Galileo complex, a 7,000 m² scheme positioned at the mainland gateway to Venice, contributing to the district's wider transformation. In Naples, YellowSquare has signed a long-term lease on the former Palazzo della Zecca, a heritage landmark in the Pendino district being redeveloped with Naples-based architect Diego Marotta into a 5,000 m² contemporary urban piazza with a courtyard and rooftop terrace.

"Today's announcement reflects the momentum we have built since launching our partnership with YellowSquare and reinforces our conviction in building scalable, vertically integrated platforms at the junction of real estate and operations. Hybrid hospitality is a prime example of this thesis: it is not simply about owning buildings, but backing the right concept and the right team, with a genuine ability to blur the line between travellers and locals," said Gabriele Magotti, Chief Investment Officer at Invel Real Estate.

 

What deserves closer attention from investors is the operational performance underpinning this expansion, not just the acquisition volume. On-the-books revenues across YellowSquare's existing Italian properties are running approximately 6% ahead of the same period last year, and including the Athens property, the group is forecasting year-on-year revenue growth of approximately 24%. That combination, real estate acquisition paired with double-digit operational growth on the existing portfolio, is precisely the vertically integrated model institutional capital has been seeking in hybrid hospitality, where returns depend as much on concept execution as on the underlying property.

Since the joint venture launched in January 2025, YellowSquare has grown from roughly 1,200 beds across Rome, Milan, Florence and Athens to a platform now approaching 3,300 beds, with Bologna and Naples already under construction and Milan and Venice to follow shortly.
