Hines One South Dearborn first building in Illinois to receive LEED Silver pre-certification (USA)

The Chicago office of Hines has announced that One South Dearborn is Illinois' first building to be pre-certified in the Leadership in Energy and Environmental Design Core and Shell Development program (LEED-CS), which is sponsored by the U.S. Green Building Council (USGBC), the nation's leading evaluator for green building.

The 40-story, 820,000-ft² office tower under construction in Downtown Chicago was pre-certified for Silver status based on its submission of documented plans to satisfy 29 green performance and systems requirements.  Upon building completion in the fourth quarter of this year and pending final documentation and review, One South Dearborn is poised to become the state's first LEED-CS certified, high-rise office building.

Some of the green features will include 15 40-foot-tall sugar maple trees that will be irrigated with condensation collected from the building's mechanical systems. Ultraviolet lights in the HVAC system will improve indoor air quality by reducing airborne contaminants including molds, bacteria and viruses.  These lights also improve the mechanical efficiency of the equipment and eliminate the need to use harmful cleaning chemicals.  

Designed by DeStefano Keating Partners, Ltd., One South Dearborn's metal and glass façade will rise to a dual-crown lantern soaring 60 feet above the structure. A 16,000-square-foot Italian granite outdoor plaza fronting Dearborn Street will provide entry into a three-story glass and marble lobby. Other planned amenities include an on-site fitness center, conference facilities, 8,000 square feet of retail space and four floors of above-grade parking that will accommodate 160 vehicles.
