Globe Trade Centre S.A. (GTC S.A.) is beginning construction of an 15,200 m² office building, NEFRYT, in a prestigious location in the Mokotów district of Warsaw, near Galeria Mokotów shopping mall, next to the Topaz building. The building is planned to be ready for occupancy in the first quarter of 2008.
In its form and technical solutions, the seven-storey NEFRYT building will allude to the neighboring Topaz building; both architectural designs were developed by the studio JEMS Architekci. Similar technologies will be employed, including suspended technical floor, pivoting wood panels in the façade of the building, and winter gardens planted with exotic evergreens. The subtle, symmetrical architecture will enrich and bring order to the skyline of office buildings near Galeria Mokotów. In a contemporary way, it combines glass and steel with wooden elements. The office space has been designed to allow tenants to have an efficient layout together with the most comfortable working conditions. The glass distributed across the façade of the building will provide the optimal amount of natural light. For the tenants of the building, an underground garage will provide parking for 250 cars.
The total cost of the investment is estimated at 30 million. It will be financed chiefly through a credit facility from Eurohypo Bank, and in a lesser portion from GTC's own capital. GTC was established in Poland in 1994 and is one of the biggest developers in Central & Eastern Europe.
