Marks & Spencer has been awarded planning consent for the £300m redevelopment of its Baker Street headquarters, Michael House.
The scheme, which will be one of the biggest developments in the West End, provides 552,548 sq ft of office space, 16,334 sq ft of retail and 32 new homes. There will also be a swimming pool and a health and fitness centre on the site.
The development is considerably smaller than the original proposals, which M&S was forced to revise after Westminster City Council objected on the grounds of scale. M&S had planned to develop 696,064 sq ft of mainly office space. The council also complained about a shortfall in residential space.
M&S Property Director, Michael Williams, said: “We believe that this redevelopment is the best possible outcome for the long-term future of Michael House, and the regeneration of Baker Street, as well as delivering maximum value for our shareholders.”
Kohn Pedersen Fox is the architect on the scheme.
