Deka Immobilien acquires prime logistics asset next to Helsinki Airport for open-ended fund

While much of Europe's logistics capital remains concentrated in Germany, the Netherlands and Poland, a single deal at the edge of Helsinki Airport is a reminder that the continent's most sought-after logistics addresses are not always where investors expect to find them. Deka Immobilien has acquired a fully let logistics property in Vantaa's Aviapolis hub from an institutional seller, adding the asset to the open-ended Deka-ImmobilienEuropa fund. The parties have agreed not to disclose the purchase price.

Built in 2022, the property offers around 33,000 m² of lettable space, together with 167 parking spaces and 24 electric vehicle charging points, and is let on a long-term basis to Finnish third-party logistics provider Barona Varastopalvelut Oy. Its location at Aviapolis places it in what the company describes as the most sought-after logistics location in Finland, with direct access to Ring Road III and the national motorway network, positioning it firmly at the intersection of air freight, road and last-mile distribution infrastructure serving the Helsinki region.

Sustainability credentials sit at the core of the asset's appeal. The building carries a photovoltaic system on its roof, a geothermal system to manage internal temperature control, and has been certified 'Excellent' under the BREEAM sustainability standard. For institutional investors increasingly bound by EU taxonomy alignment and green financing requirements, an asset combining on-site renewable generation with geothermal heating and cooling offers a rare combination of income stability and regulatory future-proofing, a detail likely to matter more to fund allocators over the coming cycle than the headline lettable area itself.

What has gone largely unremarked in coverage of Nordic logistics deals to date is just how tight institutional liquidity remains in Finland compared with Continental Europe's larger logistics markets, meaning prime, fully let assets with strong covenant tenants rarely reach the market in scale. A modern, BREEAM Excellent facility let long-term to an established 3PL operator represents precisely the kind of stabilised, income-generating profile that open-ended funds have found increasingly difficult to source at scale across Northern Europe, making this acquisition as much a statement about scarcity as about the asset itself.

"With this transaction, the fund management team of Deka-ImmobilienEuropa has secured a modern core logistics property in a prime location, which is expected to generate stable long-term income for investors," the company said.

DekaBank, the securities services provider of Germany's Sparkassen-Finanzgruppe, reported total customer assets of more than €485bn as at 30 June 2026 across 6.2 million securities accounts, making it one of Germany's largest securities services providers and real estate asset managers. Its real estate expertise is pooled within the Deka Group's Real Estate Division, where management companies Deka Immobilien Investment GmbH and WestInvest Gesellschaft für Investmentfonds mbH together managed €50bn in real estate assets as at 31 December 2025.
