Warsaw, Poland: A 170-metre tower that has taken fifteen years to move from concept to construction has just picked up a partner with deep enough pockets to see it through. BBI Development and Liebrecht & Wood have confirmed that Czech investment group AKIPIA is joining the ownership structure of Roma Tower, the ultra-luxury residential skyscraper rising at the corner of Nowogrodzka and Emilii Plater streets in central Warsaw, strengthening both the project's management capacity and its capital base.
Roma Tower will offer 357 apartments across 48 floors above ground and six below, alongside a private cinema, recreational spaces and a wellness zone built around a 25 metre pool. The scheme is being delivered as a Branded Residence in partnership with Italian design house Pininfarina, which is responsible for the interiors of the common areas and the finishing options offered to apartment buyers. "Over the past years we have done enormous work to create a building that sets the highest standards of luxury on both the domestic and European real estate markets. We are delighted that AKIPIA is now joining us, a trustworthy partner who shares our vision and ambition in this regard. This is an important moment for Roma Tower and the next step in realising the project," said Michał Skotnicki, President of the Management Board of BBI Development.
BBI Development has been involved in Roma Tower since 2011, when early concept work began on the site, and the project sits alongside Złota 44, the superpremium tower that is also the tallest residential building in the European Union, and Rezydencja Foksal in the developer's ultra-luxury Warsaw portfolio. Roma Tower has already become the first residential project in Poland to achieve the highest possible Fitwel rating of three stars, and in 2026 it received two Best in Building Health Awards, for the highest-scoring project in the EMEA region and in the multifamily category at design stage.
What deserves closer attention from investors is what AKIPIA's entry signals about cross-border capital appetite for Polish ultra-luxury residential, a segment that remains thin on comparable stock anywhere in Central and Eastern Europe. A Czech institutional investor committing to a branded residence at this scale, in a market where genuine ultra-luxury supply is still limited to a handful of addresses, suggests international capital is starting to treat Warsaw's top residential tier as a credible alternative to more established Western European branded residence markets, rather than simply a frontier bet.

Roma Tower is a joint venture between BBI Development, Liebrecht & wooD, AKIPIA and the Fundacja Pro Bonum, with the architectural design prepared by the Juvenes-Projekt team led by Jacek Świderski. Construction is scheduled to begin in autumn 2026, with the official project presentation, final visualisations and sales launch planned for 2027.
