Avanton has awarded a c. €6.9m construction contract for The Steel Works in Battersea, transforming an old industrial complex into a new urban logistics site.
GS8 has been awarded the build contract following a tender process. The Steel Works, designed by Boehm Lynas Architects, has a BREEAM Outstanding rating for sustainability. GS8’s commitment to sustainable redevelopment and ESG were key factors in the contract award, with the company delivery high quality builds whilst following strict zero waste strategies.
Located at 105 Culvert Road in Battersea and formerly known as Culvert Court, the new complex will provide c. 3,391m2 of multi-level logistics for Class E and B8 use. There will be three modern industrial buildings, with unit sizes ranging from 199.7m2 to 544m2 located over ground, first and second floors.
The site has been cleared by First Demolition and GS8 has begun work on site. Completion is scheduled for H2 2024. Pre-lets on the site opened in October with joint agents BNP Paribas and DTRE appointed. At this early stage there is scope for a single operator to lease the entire complex if desired.
