AAG takes final unit to occupy entire 66,039 m² Panattoni Park Rotherham

Rotherham, United Kingdom: A logistics park built to accommodate multiple occupiers has instead ended up with just one, and that single-tenant outcome tells its own story about distribution-led demand in South Yorkshire. Alliance Automotive Group (AAG) has agreed a long-term lease on the final 7,517 m² unit at Panattoni Park Rotherham, meaning the automotive parts distributor now occupies the entire 66,039 m² park, having already taken the neighbouring 58,528 m² facility.

 

The additional space, known as Rotherham 80, comprises 7,007 m² of warehouse accommodation and 509 m² of offices, with a 12.5 metre clear internal height, a 48 metre yard, four dock doors, four level access doors and 750 KVA of power. The unit has achieved a BREEAM 'Very Good' rating and an EPC 'A' rating. It sits immediately adjacent to Junction 1 of the M18, within easy reach of the M1/M18 interchange and the wider South Yorkshire and national motorway networks.

 

"AAG taking the final unit is a strong conclusion to the development at Panattoni Park Rotherham. Having initially committed to the adjacent 630,000 sq ft building, their decision to expand into Rotherham 80 means AAG will now occupy the entire park. This reflects the continued growth of its UK operations, giving the business the scale and flexibility to support rising order volumes and deliver faster service to its customers across the UK," said Scott Meakin, Development Surveyor at Panattoni.

 

What deserves closer attention from investors and developers is what this letting pattern reveals about occupier behaviour in the current logistics cycle. Rather than diversifying its footprint across multiple locations, AAG chose to consolidate entirely within one park, taking first the larger facility and then absorbing the final speculative unit once it became available, a sequence that suggests strong occupiers increasingly prefer expanding within a proven, well-connected site over spreading operational risk across separate locations. This gives our customers the opportunity to grow within the Panattoni portfolio as their requirements evolve, whether through larger facilities, additional neighbouring space, or a combination of the two.
