YIT Stavo launches its fifth residential project KOTI Branik (CZ)

The KOTI Branik project will expand YIT Stavo's offer of housing conceived according to high Finnish standards by a further 107 flats. This year, moreover, it is also planning to add a further 178 flats to this in its other Prague projects.

KOTI Branik, the construction of which has just gotten underway, will be going up in Prague 4 in a location characterized by its good traffic accessibility, quantity of greenery and high-quality civic amenities.

"Even though we have entered the Czech residential market as a developer relatively recently, the successful sale of flats and the response from the new owners has convinced us that we have taken the right path.

KOTI Branik, the construction and sale of which we are beginning right now, is another reaction to the demand for our Prague flat projects. Plus the entire YIT Group is prospering. In the second quarter of this year we managed to begin the construction of almost 2,500 flats in our branches in 14 European countries," stated Vladimír Dvorak, the Executive Director and CEO of YIT Stavo.

The Czech company YIT Stavo's portfolio includes smaller projects with fewer flats as well as larger buildings. One such example is the just started KOTI Branik project, which is comprised of a closed complex of four blocks of flats.

They will offer potential owners a total of 107 flats with layouts ranging in size from one to five room flats with kitchenettes. KOTI Branik is conceived as a project fulfilling demanding requirements on housing.

Apart from flats with classic layouts, there will also be a few duplex units with roof-top gardens and terraces. According to Finnish traditions about 10% of the flats will be equipped with a sauna. Future owners will not only be able to choose from various standards of fittings, but they will also have the opportunity to have YIT create a flat layout tailored to their individual needs.

The enclosed complex provides the residents a maximum of privacy and security. There will be a reception and security guard available non-stop and the building will be accessed using a chip. The courtyard, which will arise through the connection of the buildings into an enclosed rectangular plan, will have the yards of the owners of the ground-floor flats as well as a small internal park with access to the individual blocks of flats. All parts of the project will be wheelchair accessible.

Just like most of YIT Stavo's other projects, KOTI Branik will also be built to be as environmentally friendly as possible while also bringing economic advantages for its residents, i.e. it will be an energy-saving block of flats with a B building energy certificate. Construction has already gotten underway, and it is slated for completion in the winter of 2013. The new owners will be able to move in the following spring. The sale of flats under the KOTI brand is provided by YIT Point.

KOTI Branik is going up in the Prague 4 city district, on the border of Branik and Hodkovicky, next to a villa neighborhood and forest park. This position provides great opportunities for relaxation and active leisure – on the bike path along the Vltava River, in the sports complex in Branik or perhaps golfing in nearby Hodkovicky.

The location is characterized by high-quality civic amenities. There is a preschool and both elementary and high schools nearby, as well as a supermarket, restaurants, chemists, bank and culture house with a city library. A ten-minute drive takes you to Thomayer Hospital as well as more opportunities for shopping or sports. There is no problem to get to the center of Prague either by car or by mass transit.
