Developer of the architecturally unique Vyehrad Victoria office building, Skanska Property, is progressing very rapidly with its development. The contours of the building and the upper floors, with terraces offering superb views of Vyehrad, Hradèany (Prague Castle district) and the Nusle Valley, are already now clearly discernible.
The cast-in-place frame of the entire building is now finished, and this means that the contour, which divides the dominant tower from the rest of the building, can now be discerned. The arched-shape outline of the building is also becoming distinctly visible, as are the retreating floors with their outdoor terraces. The brickwork on the individual floors is being carried out on an ongoing basis. In the underground floors part of the surfacing, plastering and modifications to the diaphragm wall has been completed. The façade is being put in place, and several windows have already been installed. While the water and sewage supply mains are ready, work is in full swing on the supply mains for sprinklers, HVAC and electricity.
During the first months of the New Year the brickwork will continue on the individual floors, as will final surfacing and work on all the supply mains. The façade will also be sealed to protect against rainfall. The shell and core is expected to be completed in April 2008. Speaking on development progress, Rikard Henriksson, Director of Skanska Property, said: "We are delighted that development is progressing successfully according to the set time schedule. Our plan is to complete the project in the summer of next year when the first tenants will also start to move in. Tenants in the Vyehrad Victoria office building will not only find modern and comfortable offices in an exclusive location, but also beautiful panoramic views of Prague."
The Vyehrad Victoria office building is located on the hill opposite Vyehrad right next to the Corinthia Hotel and Prague Congress Centre. It has interesting architecture which immediately captures your attention. The building boasts excellent accessibility. The seven-storey building will provide 4,756 m² of prime, flexible office space, 346 m² of common areas and 48 parking spaces. The top floor, with a 260 m² terrace, is the smallest of a total of 7 floors. The largest floor in the building covers an area of almost 890 m². The floors can be divided into separate units with its own entrance and sanitary facilities. In addition to parking spaces, several storage units are located on the underground floors. The building is designed by Aulík Fier architekti architectural practice. The general contractor is HEBERGER CZ s.r.o. Knight Frank and DTZ Zadelhoff Tie Leung are taking care of the leasing of the building in conjunction with the developer's leasing department. Total investment will amount to CZK 360 mln. (approx. 12.6 mln.).
