Union Investment's Zebra Tower achieves LEED Gold as first newly built project in Poland (DE/PL)

Zebra Tower has been awarded LEED Gold in a Shell and Core standard certification. The Zebra Tower building is the first commercial property in Poland designed, constructed and commissioned in accordance with LEED Core & Shell standard.

The 17-story Zebra Tower is almost 100% leased.



Zebra Tower is owned by Hamburg-based investment company Union Investment who acquired the building in February for one of its real estate funds for institutional investors.
The 18,280-m² A-class office building is located in central Warsaw, on Mokotowska Street.

Among Zebra Tower occupiers are top Polish and international companies: Akademickie Inkubatory Przedsiebiorczosi, Allegro Group, Bastion Group, Boston Consulting Group, Cityboard Media, ENWC, FOX TV, Investors TFI, Millenium Bank, Qualia Development, Samsung, Svenska Handelsbanken, San Leon Energy, S+B Gruppe AG, Starbucks, Saint Honore, Resource Partners.

The announcement was made jointly by the Zebra Tower developer, Reinhard Schertler, Managing Director at S+B Gruppe AG, and Union Investment, the existing owner of the building together with Pawel Warda, LEED AP at Jones Lang LaSalle.

"LEED certification is becoming one of the top criteria for many tenants today, and it reinforces the strong business case we have made for a cost-effective energy solution that lowers tenants' occupancy costs," Reinhard Schertler said.

"Zebra Tower brought us outstanding renting performance in 2011 and one of the key factors in this process was its sustainability. By means of an anti-cyclical investment and by trusting the Polish market the Zebra Tower is one of the few projects in the city that have been constructed and successfully leased during the last three years.

"Following the biggest single transaction in the company's history, Zebra Tower was sold at the beginning of the year for about €76 million to Union Investment."

Pawel Warda added, "We are very pleased we could participate in this innovative, pioneering and interesting project, supporting S+B Gruppe AG in implementing the LEED certification as the company's pro-environmental strategy.

"This is a great achievement not only for the team involved in the project but actually for the whole industry in Poland demonstrating that the Polish market is keeping the pace with the more matured real estate markets.
