UBM Bohemia plans to build first-rate offices and luxury flats in Plzen's Hamburk locality (CZ)

UBM Bohemia is currently intensively engaged in the preparation of its new Hamburk project in the location of the same name in the center of Plzen, Czech Republic. This new project next to the designer Hotel Angelo will bring more than 12,000 m² of prime office space, luxury flats and non-residential spaces for shops and services to the West Bohemian city. The project has a valid zoning and planning decision, now it is working on the documentation for the issuing of the building permit. UBM Bohemia is planning to start construction at the beginning of next year.








Hamburk

Hamburk is planned for completion in 2011.


The Hamburk project is being prepared in the locality of the same name, known well throughout Plzeò, on undeveloped land bordered by U Prazdroje and Klicperova streets and the designer Hotel Angelo, which UBM completed last year in cooperation with Warimpex. The neighbourhood is located in the centre of the city – thus it has all the civic amenities within easy reach and has excellent transportation connections: one of Plzeò's main artery roads passes through here, and the main train station is located nearby. The entire location has been transformed thanks to the construction of the Plzeò bypass; now it is much quieter and offers a view of the repaired buildings, of greenery and also, from the building's higher floors, the nearby Radbuza River and the unique Pilsner Urquell complex opposite.

"After a thorough analysis of the Plzeò real estate market we came to the conclusion that there is still interest in first-rate offices and exclusive flats in Plzeò due to their shortage. The Hamburk project will thus help to satisfy this demand," Lenka Kocourková, UBM Bohemia's Marketing Manager, stated on the planned construction. The Hamburk project is made up of two separate buildings – one with offices and one with flats – which are divided by a small square with greenery. The six-storey office building offers the sale of office space of the highest quality with the possibility of a variable arrangement, which will be tailor-made to suit each future owner according to their layout requirements. The luxury flats in the five-storey residential building will have a high standard of workmanship and interior fittings common for all of UBM Bohemia's already-implemented Czech housing projects. Even though the flats are planned to be smaller in size, from 31 m2 to 82 m2, the developer is also prepared to create larger flats by connected some smaller flats according to the clients' individual requirements. Both buildings have underground parking levels and non-residential spaces for shops and services. These are suitable for cafes and restaurants, doctor's and dentist offices, beauty salons or hairdressers.

The Hamburk project currently has a valid zoning and planning decision. UBM Bohemia's designers are now working on the project documentation for the building permit. UBM Bohemia is planning on starting construction at the beginning of 2010, after selecting the general contractor, while it is planned for completion in 2011. The sale of the flats and offices has been started recently through UBM's own Sales Department.
