Tishman, RB Real Berlin and CESA begin construction on LXK Campus in Berlin (DE)

A joint venture between Tishman Speyer, RB Real Berlin Group and CESA Group has started construction of the 61,200m² mixed-use LXK Campus in Berlin's Friedrichshain-Kreuzberg district. The project is part of Tishman Speyer European Real Estate Venture VIII, the pan-European value-add fund of the international project developer, owner, operator and investment manager of first-class real estate. Hamburg Commercial Bank has contributed to the financing of the project; the parties agreed not to disclose any details.

 

The LXK Campus, located at the Lange Strasse X Krautstrasse intersection in the immediate vicinity of Ostbahnhof train station, is part of the new CBD East between the central Alexanderplatz square and transport hub and Mediaspree, a media-focused office district on the River Spree. The campus and the activation of the directly adjacent railway viaduct will create a new, central public square that will further enliven the surrounding area.

 

Designed by MVRDV from Rotterdam, the LXK Campus consists of two buildings with a planned 9,350m² of residential space and 51,850m² of office and commercial space. On the ground floor, restaurants, small-scale local shops and communal facilities will enrich the campus and the surrounding area. The development will also have a large green inner courtyard with recreational areas, a variety of sports and leisure facilities and large terraces. Completion is planned for the second half of 2026.

 

The developer joint venture is aiming for a LEED Platinum sustainability certification for the LXK. The energy concept of a “Near Zero-Energy Building” (NZEB) following CRREM, enabling fossil fuel-free building operations, rainwater collection and use on site, PV panels and green spaces on the roof, as well as a modern mobility concept all contribute to this.
