Temprano Capital Partners and CPA®:18 acquire student housing scheme in Seville (ES)

Temprano Capital Partners, in a joint venture with CPA®:18 – Global and Helena Rivero, acquired a prime, city centre site in Seville to undertake the development of a premium student residence, to form part of the TSL programme in Iberia. TSL is currently developing 5 projects in Spain and 3 in Portugal, together with the residence in Marques de Pombal, Lisbon, that was inaugurated in January this year. 

 

The site acquired is located on the Calle Genaro Parlade to the south of city centre in the “El Porvenir” neighbourhood. This area of the city is exceptionally well located for students with respect to the city centre and main university campuses – by foot, by bicycle or by public transport. The site, previously utilised as the Antares sports and social club has recently been relocated to modern facilities in central Seville. The project envisaged will result in a significant urban regeneration for both the local neighborhood and the City of Seville. The project, currently in design phase, will provide 505 premium studios in a building of 15,200m². The studios will be delivered with high quality design and finishes with fully fitted in-room kitchens; en-suite, individual bathrooms; high speed WI-FI connection and televisions. Furthermore, the project will offer multiple services and on-site amenities such as a fully equipped gymnasium, swimming pool, lounge, party rooms, cinema, laundry, library and study rooms. Extensive exterior areas for the students along with 24/7 concierge service are also envisaged and all included in the rent.

 

Jamie Rea of Temprano Capital Partners, who is responsible for development in Spain commented: “The residence will be focused both on domestic and international students with the objective of being operational in September 2020. Most students currently lease from small, private landlords, where stock is of varying quality and as such, a large, modern facility within the city centre is anticipated to attract strong demand from students.”

 

Jose Quintela, Temprano’s in-house Chief Design Officer, together with Seville based architectural group Novarquia led by Jamie Varela Gonzalez have been selected by Temprano Capital Partners to prepare the technical project based on Temprano’s concept design, whilst Project Management tasks will be undertaken by Gleeds Iberica
