Stadion in Zilina obtains planning permit (SK)

Develon, the investment and development manager, is pleased to announce that Stadion in Zilina, a regional multipurpose project developed in Slovakia's fourth largest city, has obtained a planning permit.

The permit confirmed the traffic concept for the location, following the EIA obtained in December last year. The regional shopping center will be neighboring the existing football and ice hockey stadium and will benefit from excellent access from the highway E50, as well as from the city center.

"Stadion will greatly improve the accessibility of the football stadium both from the city center and the ring road, as well as the infrastructure for the MŠK supporters," said Mr. Antošík owner of the football club MŠK Zilina and co-owner of the Stadion project.

In the first phase, Stadion will offer approximately 120 retail units. The construction will start in spring after the issuance of a building permit. Later, the project will be extended with a second phase to the shopping center and an office building.

Jones Lang LaSalle was appointed exclusive leasing agent for the retail space in the first phase.

"In this phase we will see the development of 29,000 m² of shopping and leisure on two levels and 1,000 parking spaces. The anchor tenant will be a 3,000-m² supermarket. The opening of the first phase is planned for end of 2010 or beginning 2011. Jones Lang LaSalle already started with the leasing of the shops and the positive initial feedback from the retailers confirms that the project is sound," revealed Sylvie Samadi, Senior Retail Consultant at Jones Lang LaSalle.

On full completion Stadion Zilina will offer 51,500 m² of retail space, 15,000 m² of class-A office space and over 1,750 parking spaces.

The principles of sustainable development were applied in Stadion and Gleeds London expects the project to obtain the LEED Silver rating.

"Our tenants will benefit from lower service charges in the center and our investors from better capital values, thanks to our pioneering approach in real-estate development in Slovakia," said Sebastien Dejanovski, the managing partner at Develon who is the developer of the project.

The Stadion project is funded by the international real estate and investment group Quinlan Private, established in Ireland in 1989. The group has a portfolio of shopping centers, as well as offices, residential developments and hotels in Ireland, England, Western, Central and Eastern Europe and the US. Their portfolio includes prestigious Claridge´s hotels, The Connaught and The Berkeley´s (London), Four Seasons hotels (Prague, Budapest, Dublin), Diagonal Mar shopping center (Barcelona), office parks 225 West Washington (Chicago) and Heuston South Quarter (Dublin). Quinlan Private acts in managing a portfolio of assets which are valued in excess of €11 billion.
