Skanska sells Green Day office building in Wroclaw (PL)

Skanska Property Poland has sold Green Day, its third Wroclaw project. The building has been purchased by the Investec GLL Global Special Opportunities Real Estate Fund, a fund managed jointly by Investec Bank PLC and GLL Real Estate Partners GmbH. The value of the transaction is €43.4 million.


Located in the center of the city on Szczytnicka Street, Green Day is another of Skanska’s successful investments in Wroclaw. This modern class-A building, offering a total of 16,060 m² of office space, was designed in accordance with sustainable development principles and like all of the developer’s projects will be LEED certified (the office building has already been pre-certified at Gold level).


Green Day’s office space has been 100% leased and an international company from the financial sector will be its tenant. The building is due to be commissioned for use in Q1 2014.


The purchaser was advised by Colliers International, whereas the developer by Jones Lang LaSalle.


“Green Day is yet another office building leased by Skanska before completion and then sold. In the same vein, the office complexes Green Towers in Wrocław and Green Corner in Warsaw were sold very quickly. Skanska’s experience combined with LEED requirements guarantees that the highest quality product is delivered to the market, which is valued by investors.

Green, energy efficient solutions based on innovative technologies will reduce operating costs in Green Day, thereby lowering the service charge, as well as ensure friendly and comfortable working conditions. This concerns not only installations regulating temperature and humidity inside and monitoring fresh air intake. Green Day’s employees will have no difficulty getting to the office building thanks to excellent access to public transport and cycling aficionados won’t have to commute by car – Green Day will offer changing rooms with showers and parking space for bicycles.
