SEGRO completes two speculative developments on the Slough Trading Estate (UK)

SEGRO has completed two speculative developments on the Slough Trading Estate at 9 Cambridge Avenue and 7 Fairlie Road totalling 65,997 ft² (approx. 6,130 m²)


9 Cambridge Avenue offers 35,182 ft² (approx. 3,268 m²) of low carbon warehouse and office accommodation and is also suitable for data centre use. The development was constructed using building materials and the steel frame from a building located at 816 Leigh Road on the Trading Estate. This is believed to be one of the first building relocations of its kind in the UK. The relocation has saved 530 tonnes of carbon which is the equivalent of 1 hectare of rainforest (2,500 trees) or 115 return flights from London to Hong Kong. The building has a carbon footprint that is 40% lower than the typical benchmark.


7 Fairlie Road provides 30,815 ft² (approx. 2,862 m²) of high quality industrial space suitable for a range of uses including light industrial, warehouse and data centre facilities. A semi-detached building, it includes a secure yard and 50 allocated parking spaces. It is located next to a major international parcel delivery company which agreed a pre-let on 33,421 ft² in 2013 and they will be starting operations from here very shortly.


Over the past six years more than 1 million ft² (approx. 92,900 m²) of new warehouse, data centre and industrial space has been delivered on the Estate through a combination of pre-let and speculative activity.
