Revitalized Forum Mülheim reopens (DE)

After only 14 months of reconstruction and redevelopment, the revitalization of the well-known Ruhr area shopping center Forum Mülheim is completed and opened. Originally built in 1973 – located directly behind Central Station – the center was reconfigured between 1992 and 1994 into a covered mall. After Hamburg-based SEC Center Management took over in 2009 as center operator, the ageing inner-city center was redeveloped by Düsseldorf-based Brune Consulting under the lead of SEC.

The entire redevelopment was carried out without having to close the center.



The investors and project team wanted to create a closer symbiosis of inner-city trade, optimize the quality of visitor stay and make the tenant and branch mix more relevant and more contemporary. Due to the low-cost infrastructure, the center has always had a high daily frequency of up to 40,000 visitors and the Mülheim purchasing power index of 110.0 is excellent.

The newly-designed seating area in the food court with brands like Bao Anh, North Sea, Dunkin Donuts, Evergreen, Carl Curry, Donna Mia, Stone House and Que Baq has improved amenity value whilst the experience value has also been significantly improved.

"Even in the fashion sector we take into account the wishes of our customers. With brands like Gerry Weber, TK Maxx, Cult, Madonna, C&A and Max Games our mix is much more attractive," says Susanne Zimmermann, CEO of SEC, which was recently acquired by Multi Development Germany.

Together with further openings planned in the fashion and footwear sector - including Deichmann on 600m² - the optimal mix is being achieved with existing anchor tenants such as Thalia, Douglas, Hall, Huber, Cruse and H&M.

The entire redevelopment, including the new access to the station, and glass and roof structures, were all performed without having to close the center.

Technically, a big step was realized for the future: "To remain competitive one must consider rising commodity prices as an operator and landlord tenant, which is why we are proud that the new Forum is exemplary in all energy-efficient areas and is the first German shopping center with Green Label certification by BREEAM," says project leader Wolfgang Bays, CEO of Brune Consulting.

SEC Center management was acquired by Multi Development Germany in February 2011 and the company has merged with Multi Mall Management Germany.
