Quantum plans investments of €300 mln. for Habitare institutional residential real estate fund (DE)

Quantum Immobilien Kapitalanlagegesellschaft GmbH (Quantum KAG), owned by Quantum Immobilien AG (Quantum), is planning investments of around €300 million for its Habitare special real estate fund in the next two years.

In the past 2008 financial year a payout of 5% was generated which is also the target payout for the fund per annum. Since launched Habitare shows a total return of 6.3% per annum.

"What we are observing is that institutional investors have become far more interested in German residential real estate. This is because they offer a conservative and therefore attractive opportunity-risk profile against the backdrop of markets that are more susceptible to fluctuation," explains Philipp Schmitz-Morkramer, CEO of Quantum Immobilien AG.

Habitare was set up at the end of 2005 as the first special real estate fund in Germany. The fund is structured into the three sub-segments new construction, high quality and return-oriented existing properties. The target locations are new and existing buildings in the top six locations Hamburg, Frankfurt a.M., Düsseldorf, Cologne, Stuttgart and Munich. Investments will also be focused on medium-sized cities in the metropolitan regions of western Germany as well as Berlin with more than 75,000 inhabitants with a demographic and economic uptrend. The fund currently has a portfolio of just under €300 million and around 3,200 residential units. "We have pursued a restrained acquisition policy in the past two years on account of the high price level. However, given the current market situation we see good opportunities again for expanding our portfolio via selective investments", continues Schmitz-Morkramer.

Further special real estate funds operated by Quantum KAG are the City Parking multi-story car park fund as well as City Select, which invests in office properties in German metropolitan regions as well as selected medium-sized cities. Quantum also provides individual investment funds for institutional investors. In accordance with the investors' requirements, these funds invest both directly in real estate and indirectly in other real estate funds.
