ProLogis has announced that is has signed two leases totaling more than 521,000 ft² at ProLogis Park Mesquite, an industrial park it operates outside Dallas.
BISSELL Home Care, a leading manufacturer of vacuum cleaners and other products, has leased more than 260,000 ft² at the park, located in the city of Mesquite five miles east of Dallas' central business district. BISSELL will use a newly developed building at the park as a regional distribution facility for its floor care products. BISSEL also leases space from ProLogis in Reynosa, Mexico.
Prime Distribution Services Inc., a third-party logistics provider based in Indianapolis, has also leased more than 260,000 ft² from ProLogis in the same facility, which will serve as the company's southwestern distribution center.
"Industrial occupancy rates in Dallas continue to improve, net absorption is steady and customer demand is trending toward larger facilities," said Rob Huthnance, ProLogis first vice president and market officer. The new leases bring the occupancy rate at the park to 100%. The park opened in 2003 and can accommodate an additional 439,000 ft² at full build-out.
ProLogis Park Mesquite is located at the convergence of Interstate 30 and U.S. 80, offering easy access to multiple interstate highways and the Union Pacific Intermodal Yard at Skyline Industrial Park, one of the largest intermodal facilities in the country. Unilever, a leading consumer products manufacturer, also leases more than 440,000 ft² at the park.
ProLogis first entered the Dallas market in 1993, and is now the city's largest provider of industrial distribution space, with 21 million ft² in 134 buildings. The company also has land positions that can accommodate more than 6 million ft² of additional development. Other ProLogis customers in the Dallas area include General Electric, General Motors, UPS and Xerox.
