P3 starts construction of warehouse for Mountfield at PointPark Prague D1 Logistics Park (CZ)

PointPark Properties (P3) has started construction of a new 15,200 m² build-­to-suit logistics hub and central distribution center at its Prague D1 park for Mountfield, one of the Czech Republic’s largest distributors of garden equipment and supplies. The project, which is scheduled for completion in April 2014, marks the last development phase of PointPark Prague D1 and will lift the estate‘s total lettable space to 176,000 m².


Mountfield will consolidate all its local warehouse capacity into the new facility at PointPark Prague D1. It will occupy three-­‐quarters of the new 20,000 m² facility under construction, while P3 will build the remaining 4,800 m² speculatively in anticipation of future leasing opportunities.


Jana Moravová, CEO of Mountfield, commented: “We anticipate that this new warehouse system will bring additional efficiency to our processes, lower transportation expenses and reduce our overheads, especially for energy, thanks to the latest technologies used in the construction.’’


The new warehouse will have thermal insulated docks and an intelligent lighting system that will be supplemented by skylights that bring in natural light. These features will cut Mountfield’s running costs considerably, said Tomáš Míček, P3’s Acquisition and Development Director.


The Mountfield project is the second BTS project that P3 has undertaken this year at PointPark Prague D1. It follows the completion of a 20,000 m² fully customized distribution center for Yusen Logistics, which was handed over to the global freight forwarding and logistics company in June. P3 has consent for a further 590,000 m² of warehouse projects across Europe.


“Mountfield’s decision to locate its central warehouse at PointPark Prague D1 is due to the park’s excellent location and easy access to European markets. It confirms the trend of increased Build-­‐To-­‐Suit construction in Central and Eastern Europe caused by the shortage of prime well-­‐located stock,” said Peter Bečár, Managing Director Czech Republic and Slovakia for P3.


PointPark Prague D1 is located near Strančice, approximately 15 minutes from Prague City center, on Exit 15 off D1 Highway. It is widely considered to be the transportation hub connecting the Czech Republic with the world-­‐wide logistics network. Aside from Mountfield and Yusen Logistics, other key customers at PointPark Prague D1 include Auto Kelly, DB Schenker, Hopi, PST and CLC. The park currently comprises four warehouse and distribution buildings.
