ORCO and Viterra Development announce the go-ahead for the Sky Office Düsseldorf (DE)

The Orco Property Group, one of the leading investment, project development and asset management companies, and Viterra Development, recently absorbed by the ORCO Property Group, have together given the go-ahead for the realization of the Viterra-developed Sky Office (www.skyoffice.de) in Düsseldorf - innovative office areas on 23 floors, with roughly 37,400 m² gross space, located between the city center, the exhibition center and the airport. At 89 meters, the building is the new landmark on the Kennedydamm, Düsseldorf's Mecca for top companies.

With the takeover of Viterra Development earmarked for completion next week, the Orco Property Group has now reinforced its Central and Eastern European strategy, supplementing its own portfolio through Viterra's substantial projects and real estate in Prague, Warsaw and the 5 major German cities. The design:
An elegant solitaire with a wing-like roof, the filigree glass facade of which provides a true sense of openness and transparency. Planning took place from the inside outwards. The innovative lens-shaped floor plan consisting of 2 cores enables 100% configuration of all the office areas with the structure's facade, providing every unit with its own spectacular view. The entire infrastructure and the multi-functional zones in the building interior achieve optimal area utilisation.
Ultra-modern office areas are thus created - flexible, efficient and useable for many years to come. On a rentable area of approximately 1,400 sq. m per floor, floor plans ranging from classic cell offices to communicative, large-area solutions can be created – and, if desired, inside stairways can be used to connect the floors. In the same way, the partitioning of the office areas can be adapted to keep pace with a company's development, offering sustainable usability.
The functionality:
A modular energy concept with individually-adjustable cooling and ventilation systems – plus natural ventilation thanks to windows that open, noise-protection provided by a glass windshield and simple adjustment of the cooling system achieved by a 3-stage concept. A compact double facade with a protected, highly-efficient anti-solar and anti-glare system built into the space within the facade provides comfortable conditions throughout all the seasons of the year. There are 480 parking places available in the underground car park.
